Velika Plaza Masterplan

Montenegro has embarked on an effort to build a sustainable and expanding economy. A suitable model is the exportation of National Assets, after addition of value and the creation of employment; the aim is to increase the National spin-off (diversify the basis for the yield). The benign summer climate and the beautiful natural scenery on the Adriatic Sea are such assets; the construction of a tourist resort is a method to add value and to create employment.

Concept “5terre” – 5 unique villages in a dynamic model of dedicated, rather than competitive, planning strategies.

  • Compression of built fields – higher density – bigger area and potential for the green areas in between.
  • Strong programmatic, thematic, and typological identity for each area.
  • Added landscape quality and topographic identity for each area. (build on the existing natural qualities and/or context of each village).
  • Branding: a world class offering providing a wealth of experiences that will attract visitors from all over Montenegro as well as international guests. The unique offerings on the site and in the surrounding area, building on the local qualities of nature, agriculture, fishing, and food culture will provide a new standard for new tourist developments.
  • Focus on the permanent residents gives added value and credibility to the development.
  • Green fields are charged with “regional programs”, accessible for all, creating an active rather than passive or representational interface with nature.
  • True nature of Velika defined by 2 dynamic environments: the built environment that combines local feel with international architecture and ‘complete’ experience with the amazing natural environment both on the site and in the region.
  • Consolidation of traffic, deliveries and refuse guarantee high exclusivity factor for visitor and promote a strong environmental profile for the owners.

Our proposal combines the facilities for year round economic activity (health care and creative industry) and implies the existing population in the new economic activity in a sustainable hospitality development.

Our scheme proposes opportunities for highly skilled professionals, not just kitchen assistants, waiters or cleaners. Thus we provide the motivation for students to accomplish higher education.

The service industry will create the clientele for a conference centre that once it exists will attract new business, based on the excellent hospitality offer in place. We appointed a conference hotel in phase 1 and in phase 6 a large scale conference centre.

The hotel mix is made of hotels in different categories of luxury and different typologies, in order to attract and accommodate a wide variety of customers. A careful mix of the types of hotels will create a lively and durable environment. Large resort hotels are situated in the zone closest to the beach and are typically made up of a mix of bungalows, apartments and service buildings. Smaller hotels and even bed and breakfast can be found integrated in the urban fabric between local residents, restaurant and shops.

The objective for sustainability is translated as zero CO2, which means the energy consumption is reduced by relying on the soft transportation (non-motorised means of transport). This is achieved by reducing the distances necessary to cover each day between different addresses in the urban layout. The development is subdivided in neighbourhoods, that are laid out compact reducing the distances between the residential units (hotels, villas) and services (shops) and the main venue (the beach) can reached via shadowy green developments between the neighbourhoods and connecting to the beach.

The phasing is envisioned as creating complete and self-sustainable villages at the completion of each stage. Each phase will be followed by a re-plantation scheme.
